Johns Creek Bat Exclusion Process
Performing a bat exclusion on a Johns Creek home or building is not a simple, standard process. Each structure is unique, requiring different methods and ladder work. It takes a skilled technician with a trained eye to find all of the uncommon holes. At A & A, we have the experience and know-how to do the job right, guaranteed. Unlike many other companies, we use quality materials such as tough wire screening, thick sheet metal and other products that will last the life of your Johns Creek home or business.
Johns Creek Bat Removal Phase 1 – Sealing the Home
Partial Exclusion
This option only addresses bats. We seal their entries and install a one-way door they can fly out of but not re-enter. Once all the bats have left the roost, we clean up their droppings.
A Partial Bat Exclusion does not address rodents or other wildlife present. Johns Creek homes can have different types nuisance critters at once.
Full Exclusion
A Full Exclusion resolves your bat problem and other nuisance wildlife. It’s pretty common to see more than one type of critter living in a home. A full exclusion seals entry points for bats, rats, squirrels, raccoons and more. So whether there’s a current infestation or your attic is simply an open door waiting for one, we seal it up. We install the same one-way door for the bats as a partial exclusion and set traps as appropriate to address any other critters. To learn more about our Full Exclusion process, please see our Wildlife Services page.
Johns Creek Bat Removal Phase 2 – Bat Eviction & Other Trapping
We wait for all of the bats to exit through the one-way door. If there are rats or other types of wildlife to be eliminated, we set traps. We return as needed to remove wildlife and re-set the traps until they are completely eliminated.
Johns Creek Bat Removal Phase 3 – Clean-up and Restoration
When we’re confident all bats and rodents are gone and can’t get back in, it’s a time to clean up their mess. With most other wildlife infestations, clean-up is optional. It’s a good idea, but it’s not critical.
With bats, it is VERY important to clean up the droppings. Fungus can grow on guano. That fungus releases spores into the air that cause histoplasmosis, a disease that primarily affects the respiratory system.
If you decide to sell your Johns Creek home, most home inspectors will find and report rodent or bat evidence to the potential buyers or agency.
The first step is to remove as much of the feces as possible, then finish with disinfectant. We use a HEPA vacuum to prevent dust circulation. Our hospital-grade disinfectant is completely safe and has a very light, fresh scent. A fogger disperses it into the infested area, killing all bacteria, germs and viral pathogens. Other evidence such as tunnels and trails in the insulation will also be smoothed out to benefit future inspections.
Our Disinfectant Sanitizer Virucide kills harmful germs, bacteria, fungi and viruses. It disinfects hepatitis, hantavirus, avian flu, HIV and more. It also prevents and eliminates mildew.
A large infestation can ruin an attic, crawl space or other areas of the home or business. A restoration may be necessary. In this case, we can perform a partial or full removal and replacement of your insulation and vapor barrier for a complete clean. We may also scrub wood and other solid surfaces with disinfectant or seal with an encapsulating paint. For more details on insulation, Click Here.

Ask the Owner
Does homeowners insurance cover the removal of bats?
Johns Creek homeowners insurance typically does not cover the removal of bats or the exclusion process, but some policies do cover the decontamination and/or attic restoration process. Each policy is different, so we encourage you to discuss this with your agent. We have worked with Johns Creek customers on getting this covered by their insurance.
The fact that many insurance companies cover decontamination and attic restoration due to bat guano speaks volumes of the hazards related to guano. Bats are a serious issue.
